Understanding Property Transfer Costs

When transferring property in Pattaya, several fees and taxes apply:

  • Transfer Fee (2%): Based on the official assessed value
  • Specific Business Tax (3.3%): Applies when the property is held ≤ 5 years and the seller is an individual
  • Stamp Duty (0.5%): Applies when the property is held > 5 years (and SBT does not apply)
  • Withholding Tax (1 % – 2.5%): 2.5 % for individual sellers, 1 % for company sellers
